Case Study: Listed Building Survey, Falkner Street, Liverpool

Project Details

ASL was instructed to carry out a Level 3 Building Survey on a Grade II listed Georgian townhouse on Falkner Street, right in the heart of Liverpool’s Georgian Quarter. The property, dating back to the 1820s, spans multiple storeys and retains many original architectural features. As with any historic building, especially one with listed status, the survey required a careful, informed approach to both the construction methods and conservation obligations.

Our inspection considered not only the typical age-related concerns, such as potential damp, timber decay, roof condition, and outdated services, but also the historic significance and structural sensitivity of the building. Particular attention was given to areas like sash windows, original plasterwork, fireplaces, and brickwork detailing, all of which contribute to the property’s listing and must be preserved or repaired in line with conservation standards.

Historic Context: Liverpool’s Georgian Quarter

Falkner Street sits within Liverpool’s Georgian Quarter, a unique and well-preserved district known for its elegant red-brick terraces, grand facades, and leafy streets. Developed from 1800 onwards under the guidance of Liverpool Corporation Surveyor John Foster, Sr., the area was originally a prestigious residential enclave for the city’s wealthiest merchants during Liverpool’s rise as a global port.

Key locations nearby, such as Rodney Street, Hope Street, and Falkner Square, all reflect this history and have been home to notable figures, from Prime Ministers to cultural icons. The revival of the Georgian Quarter in recent decades has restored its status as one of the city’s most desirable and architecturally significant areas.

Specialist Considerations in Listed Building Surveys

Surveying a listed property demands more than just identifying defects, it requires understanding how those defects can be addressed within the constraints of conservation laws and best practice.

In this case, ASL’s team delivered a detailed report outlining repair recommendations appropriate for a listed structure, helping the buyer plan for necessary works while protecting the building’s heritage value.

Our Level 3 reports are designed to offer the highest level of detail and clarity, particularly for complex properties like this. With older buildings, especially those in conservation areas or with listed status, clients benefit from expert insights that go beyond the surface—ensuring compliance, preservation, and informed investment.
